Fed Day: Yields Hold Near 5.00% While the Market Waits for 2:00 PM ET
Bonds are quiet this morning, and that is the story. The 10 Year Treasury yield is sitting at 4.998%, unchanged on the day, right at the 5.00% line that has capped every rally attempt. UMBS 6.0 is up a hair at 99.49, a gain of 0.03 points, which tells you buyers are not willing to take a big position ahead of the main event.
That main event is the Federal Reserve rate decision at 2:00 PM ET, followed by the Chairman's press conference at 2:30 PM ET. After a sideways session on Tuesday, the debate in the market is whether the announcement even changes anything. The decision itself is widely viewed as priced in. What moves bonds is the language: any hint about the pace of future cuts, balance sheet policy, or inflation concern can swing the 10 Year several basis points in minutes.
Context matters here. The 10 Year is sitting near its highest levels in months, the 2s/10s spread is a positive 25.3 basis points, and the 30 Year Treasury is above 5.30%. Mortgage rates have held steady for the past several days after a modest two week improvement, but that improvement came from a very thin move, not a trend change. Expect volatility around 2:00 PM and again at 2:30 PM, and expect lenders to reprice intraday if bonds react.
Treasury yields ticked slightly higher this morning as traders positioned ahead of the Fed announcement. Yesterday's consumer confidence reading of 91.7 came in above expectations, which kept a floor under yields, while new home sales slipped as affordability continues to weigh on buyers. Weekly mortgage applications data showed that rates fell for the second straight week, but more borrowers still reached for riskier loan products to find savings. The net message: a flat, nervous tape where the Fed's tone this afternoon sets the direction for the rest of the week.
10-Year Treasury: 4.998% yield, unchanged (0.0 bps)
UMBS 6.0 Coupon: 99.49 ▲ +0.03
2s/10s Spread: 25.3 bps
15 Days: LOCK. The Fed decision lands this afternoon and the 10 Year is parked at 5.00%. With event risk this high and a closing date this close, there is no reason to gamble. Lock.
30 Days: LOCK. One good session does not make a trend. Yields are near multi month highs and the week still holds more event risk. Lock and protect your price.
30-45 Days: LOCK. There is no confirmed bottom in yields yet. Until we see a genuine reversal, not a single quiet day, the safer play is to lock.
45+ Days: LOCK. A longer runway tempts people to float, but yields are testing 5.00% with no confirmed turn. Lock until a real bottom is in.
