Rates Hold Near One Month Lows as the Fed Decision, GDP and Core PCE Loom

The 10 Year Treasury is opening the week at a yield of 4.988%, down 0.8 basis points, with the price up 0.063 (roughly 2/32). UMBS 6.0 is flat at 99.41, so mortgage bonds are going nowhere as the market waits for the heavy part of the calendar. Friday closed slightly weaker, but the prior week was a strong one for rates, and borrowers are still sitting near one month lows.

This is a week where the Fed, growth and inflation all land within about 48 hours. The Fed decision comes Wednesday afternoon, and third quarter GDP and September core PCE both arrive Thursday morning. Today is light on data, which usually means thin, headline driven trading and small moves in either direction.

The curve tells a quiet story too. The 2 Year yield is up 1.5 basis points at 4.699% while the 30 Year is down 1.3 basis points at 5.307%, leaving 2s/10s at 29 basis points. Longer yields are drifting lower on positioning, but the front end is not agreeing, and that is not the clean rally a lock decision should lean on.

Today's News and Market Impact

Treasury yields are edging lower this morning as investors position ahead of Wednesday's Fed decision. The Fed is widely expected to hold, so the focus is on the tone of the statement and press conference rather than the decision itself. Traders are also weighing how much of the recent bond market action is tied to the AI investment trade. On the housing side, the data keep pointing to a soft backdrop: builder confidence recently fell to its lowest level since 2012 and housing starts slid, which supports lower yields over time but has not been enough to break the 5% area in the 10 Year. The risk this week is that a firm GDP print or a hot core PCE number on Thursday pushes yields back up quickly, while a soft one would give rates room to improve.

Benchmarks

10 Year Treasury: 4.988% ▼ (yield down 0.8 bps, price 97.166)

UMBS 6.0 Coupon: 99.41 (unchanged)

2s/10s Spread: 29 bps

Lock or Float?

15 Days: LOCK. Fed decision Wednesday, then GDP and core PCE Thursday, with month end Friday. Too much event risk inside this window to gamble on a rate that is already near its one month low.

30 Days: LOCK. The 10 Year is still pinned near 5% and there is no confirmed bottom. A single quiet Monday is not a trend, so protect the pricing you have.

30-45 Days: LOCK. Rates are better than they were two weeks ago, but yields have not made a confirmed reversal. Until a real bottom is in, locking beats hoping.

45+ Days: LOCK. Even with a longer runway, the long end is still near 5.3%. Wait for a genuine, confirmed turn in yields before considering a float.
