Bonds Sit Still Ahead of the Fed, and the 10 Year Is Parked Just Under 5%
The 10 Year Treasury yield is sitting at 4.988% this morning, essentially unchanged on the day, and still hugging the 5% line that has defined the bond market this month. UMBS 6.0 is a touch better, up 7 basis points in price to 99.54, a small gain that helps pricing a little but does not change the bigger picture.
Traders are in a holding pattern. The Federal Reserve begins its policy meeting today, with the decision due tomorrow afternoon, and markets expect rates to be left alone. The real market mover will be the tone of the press conference and any hint about what comes next. Until then, expect thin, choppy trading.
On the data front, September durable goods orders rose 1.8% against the 1.7% expected, a slightly firmer read on business spending that kept yields from falling. Consumer confidence and a Treasury note auction later today could add some movement, and a weak auction would push yields higher.
Treasury yields are flat as investors wait on the Fed. Durable goods orders came in a hair stronger than forecast, which is mildly supportive of higher yields, but there was no real follow through. The 2 Year yield is down 1.6 basis points to 4.728%, while the 30 Year is at 5.295%, keeping the curve positively sloped with the 2s/10s spread at 26 basis points.
For mortgage borrowers, the takeaway is that the market has not broken in either direction. Rates remain elevated because the 10 Year is stuck near 5%, and a hawkish surprise from the Fed tomorrow could easily push yields through that level. A dovish tone could help, but one good day would not be a confirmed bottom.
10-Year Treasury: 4.988% yield ▲ (+0.1 bp), price 97.166

15 Days: LOCK. Fed decision tomorrow and a 10 Year at 4.99% leave too much event risk. Protect your pricing.
30 Days: LOCK. No confirmed improvement in yields. Floating into a Fed press conference is a gamble with little upside.
30-45 Days: LOCK. There is no confirmed bottom in yields, so the lock bias holds until a real reversal shows up.
45+ Days: LOCK. Yields are near multi year highs with no confirmed turn. Wait for a genuine bottom before floating.
