Yields Hold Near 5.1% as Oil Retreats and a Quiet Calendar Leaves Bonds in Charge

Treasury yields are little changed this morning, with the 10-Year Treasury at 5.095%, down 1.6 basis points. UMBS 6.0 is trading at 98.93, up 8 basis points, a modest gain that keeps mortgage bonds slightly better than where they opened the day. The 2s/10s spread sits at 32.1 basis points as the curve continues to hold a positive slope.

The tone is steadier than it has been, but this is stabilization near the highest yields of the year, not a reversal. Oil has pulled back from a six month high on diplomacy around the Strait of Hormuz, which takes a little inflation pressure out of the picture, and concerns around technology stocks kept some money in bonds yesterday. Neither is enough on its own to call a bottom in rates.

Today's calendar is nearly empty. The only scheduled US release is weekly crude oil inventories at 10:30 AM ET, so bonds are likely to trade on oil headlines and positioning. The data picks up tomorrow with weekly jobless claims at 8:30 AM ET, followed Friday by the flash PMIs and revised consumer sentiment, where inflation expectations will be the number to watch.

Today's News and Market Impact

Mortgage applications data showed that the average mortgage rate fell for the first time in two months, but borrower demand still declined further. Pending home sales also dropped 7.3% in September, missing estimates, a sign that affordability remains the main constraint on housing activity. Weaker housing data is mildly supportive for bonds, but it has not been enough to pull yields meaningfully lower.

Real average hourly earnings are down 0.7% from a year ago, and single family housing starts fell, both pointing to a consumer and housing market under strain. At the same time, yields remain near 2026 highs, so rate relief has been limited. Until yields show a confirmed move lower over several sessions, the risk of another leg higher stays on the table.

Benchmarks

10-Year Treasury: 5.095% yield ▼ down 1.6 bps (price 96.353)

UMBS 6.0 Coupon: 98.93 ▲ up 8 bps

2s/10s Spread: 32.1 bps

Lock or Float?

15 Days: LOCK. Closing is close and yields are near the highs of the year. A quiet calendar today does not remove the risk from jobless claims tomorrow and Friday's inflation expectations. Protect your pricing.

30 Days: LOCK. One steady morning is not a trend. With no confirmed bottom in yields, there is more to lose than gain by waiting.

30-45 Days: LOCK. Yields are holding near 2026 highs without a confirmed reversal. Wait for a genuine bottom, not a single better session, before taking on float risk.

45+ Days: LOCK. Even for longer horizons, the trend is still pointed the wrong way. Float only after yields prove they can turn and hold lower over multiple sessions.
