Mortgage Market Update: Tuesday, October 20, 2026

Treasuries are bid this morning. The 10 Year yield is 5.096%, down 3.9 bps, and UMBS 6.0 is priced at 98.86, up 0.15 (15 bps) on the day. That is a welcome bounce after Monday's weakness, when MBS sold off more than an eighth from the highs and mortgage rates started the week higher.

One good morning does not make a bottom. The 10 Year is still sitting above 5%, near the highs for the year, and the move today is a modest retracement rather than a reversal. Reprice risk was flagged as increasing late Monday, so lenders have shown they are quick to move pricing higher when markets slip.

The week brings housing and employment readings that can move the bond market quickly in either direction. Strong data would pressure yields back up, while softer numbers would give MBS room to extend this morning's gains. Until the market proves it can hold lower yields across several sessions, protecting your rate is the priority.

Today's News and Market Impact

Oil is the headline driving the tape. U.S. crude has surged above $107 and Brent is at a five month high on Mideast tensions, which feeds inflation worries and tends to keep a floor under yields. Even so, Treasuries are moving lower in yield this morning as investors position ahead of housing and employment data. Builder sentiment also fell in October on rising rates, a reminder that higher borrowing costs are already weighing on housing activity. The tug of war between inflation pressure from energy and a cooling housing market is what is keeping rates volatile.

Benchmarks

10-Year Treasury (yield): 5.096% ▼ 3.9 bps

UMBS 6.0 Coupon (price): 98.86 ▲ 0.15 (15 bps)

2s/10s Spread: 34.2 bps ▼ 2.1 bps

Lock or Float?

15 Days: LOCK. Event risk is high and the yield is near its highs for the year. A one morning bounce is not enough to justify carrying risk this close to closing.

30 Days: LOCK. Oil strength and upcoming data can reverse today's gains fast. There is no confirmed trend of improvement to lean on.

30-45 Days: LOCK. Yields have not shown a confirmed bottom. Wait for a multi day reversal before taking any float risk.

45+ Days: LOCK. Even at longer horizons the market is still near fresh highs in yield. Lock until a genuine bottom is confirmed, then revisit.
