Bonds are rallying this morning. The 10-Year Treasury yield is 5.035%, down 9.0 basis points, and UMBS 6.0 is up 0.35 to 99.20. The improvement is broad across the curve: the 2-Year yield is down 7.6 basis points to 4.727% and the 30-Year is down 6.3 basis points to 5.347%.
Context matters here. Yesterday MBS were whipsawed by options driven volatility, trading down more than an eighth from the highs before finishing flat, and a 20-Year bond auction that cleared at a 5.469% high yield raised negative reprice risk late in the session. This morning's gains recover ground rather than mark a clean breakout, and the 10-Year is still sitting right at the 5% line.
On the calendar today, weekly initial jobless claims are due along with eurozone consumer confidence, and the market is waiting on fresh labor market data. A stronger than expected labor print could erase some of this morning's move quickly, which is why a single good session is not the same as a confirmed bottom.
Yields are falling as investors unwind stretched positions and weigh renewed worries about AI related credit, with bonds tied to the AI buildout wobbling again yesterday. That risk off flow is outweighing a firmer oil market, where crude is up more than 1.5% as Iran's foreign minister says the US must lift its naval blockade to show it is serious about a diplomatic end to the war. Elevated global yields are also in play, with the French 10-Year moving above 5% for the first time since 2002. Lower yields help mortgage pricing today, but the drivers are headline sensitive and can reverse.

15 Days: LOCK. You are close to closing and today's rally is a chance to secure improved pricing. Jobs data and headline risk can undo it quickly, so take the win.
30 Days: LOCK. Yields are still around 5% after a choppy week, and event risk from labor data and oil headlines remains. Protect your pricing now.
30-45 Days: LOCK. One strong morning is not a trend. There is no confirmed bottom in yields yet, so floating this far out carries more risk than reward.
45+ Days: LOCK. We need a genuine, confirmed reversal in yields before floating makes sense. Until then, lock and consider extended lock options for longer timelines.
