Bonds are rallying hard this morning. The 10-Year Treasury yield is down about 12 basis points to 5.06%, and UMBS 6.0 is up roughly 0.57 points to 99.17, a gain of about 18 ticks. It is a sharp move, and it follows yesterday's wild session, when rates launched higher after a hot consumer inflation print and then reversed to end the day lower.
The rally is odd given what the data showed. September wholesale prices jumped 6.3% from a year ago, the biggest gain since 2022, which is the kind of number that normally pushes yields up. Instead, buyers stepped in. Retail sales rose 0.8% for September, cooler than the 1.1% pace the month before, and initial jobless claims came in at 199K against a 200K estimate. Traders are reading the softer spending as a sign that the inflation pressure is not translating into stronger demand.
What matters for borrowers: a one day rally in a market where the 10-Year is still above 5% is not a confirmed bottom. The 2s/10s spread sits near 35 basis points. Until yields prove they can hold lower for several sessions, protecting your rate is the priority over chasing the last eighth.
The headline driver today is the gap between hot inflation data and a falling yield. Wholesale inflation printed at its hottest annual pace since 2022, yet Treasuries rallied across the curve. The 2 year yield fell about 9 basis points to 4.72%, the 5 year fell about 11 basis points to 4.87%, and the 30 year fell about 12 basis points to 5.41%. Softer retail sales and in line jobless claims gave bond buyers cover. The risk is that this move reverses quickly if the next inflation or Fed related headline leans hawkish, which is why one strong morning does not change the lock math.
10-Year Treasury: 5.06% ▼ down 12.0 bps (yield)
UMBS 6.0 Coupon: 99.17 ▲ up 0.57 points (price)
2s/10s Spread: 34.7 bps
15 Days: LOCK. Closing is too close to absorb a reversal. Take the improved pricing today and remove the risk.
30 Days: LOCK. One rally day after a volatile, inflation heavy week is not a trend. Lock while pricing is better.
30-45 Days: LOCK. Yields made fresh highs recently and there is no confirmed bottom yet. A single good session does not change that.
45+ Days: LOCK. Even with a longer runway, floating needs a genuine reversal in yields, not one day of relief. Stay protected until a bottom is confirmed.
