Mortgage Market Update: Friday, October 16, 2026

Treasuries are giving back a small slice of this week's gains this morning. The 10 Year yield is 5.107%, up 2.8 basis points, and the UMBS 6.0 coupon is priced at 98.88, down 0.22 after yesterday's strong close. The 2s/10s spread sits at 34.8 basis points.

The backdrop is unusual. Wednesday's hot CPI report was followed by a sharp rally in bonds that many desks called paradoxical, and Thursday's PPI showed wholesale prices up 6.3% annually in September, the biggest gain since 2022. Even so, mortgage pricing finished Thursday at a three week low before giving back more than a quarter point from the highs. That is a lot of improvement packed into two sessions with inflation still running hot.

Retail sales for September rose 0.8% against 1.1% the month before, and weekly jobless claims came in at 199K versus 200K expected, so the labor market is not cracking. Nothing in that mix gives bonds a clear reason to keep rallying, which is why today's modest bounce in yields matters. With the 10 Year still north of 5%, one strong week does not make a bottom.

Today's News and Market Impact

The key story is the tug of war between inflation data and a market that rallied anyway. Hot CPI and a 6.3% annual jump in wholesale prices would normally push yields higher, yet bonds improved sharply on Wednesday and Thursday, taking mortgage pricing to a three week low. Early this morning, yields are edging back up and MBS prices are slipping, a sign that buyers are not willing to chase the move further without fresh evidence that inflation is cooling. Friday's calendar is lighter after a heavy week of CPI, PPI, retail sales and claims, so Fed commentary and headlines can move rates quickly. For borrowers, the practical point is that pricing is better than it was a week ago but remains vulnerable to a reversal.

Benchmarks

10-Year Treasury: 5.107% ▲ (+2.8 bps, price 96.260)

UMBS 6.0 Coupon: 98.88 ▼ (-0.22)

2s/10s Spread: 34.8 bps

Lock or Float?

15 Days: LOCK. Closing is near and pricing sits at a three week low. Take the improvement now, because inflation is still hot and a reversal can come on any headline.

30 Days: LOCK. One strong two day rally does not make a trend. With wholesale inflation at its highest since 2022, protect today's pricing.

30-45 Days: LOCK. Yields are still above 5% on the 10 Year and there is no confirmed bottom. Lock until we see a genuine, sustained reversal.

45+ Days: LOCK. Too much uncertainty to float this far out. Wait for a confirmed bottom in yields before considering any float.
