Mortgage Market Update: Wednesday, October 14, 2026

Good morning. Bonds opened the day under pressure after September consumer prices rose 0.6% on the month, pushing the annual inflation rate to 3.7%. The 10 year Treasury yield is up about 8.5 basis points at 5.303%, and the 2 year is up nearly 13 basis points at 4.925%, a sign that traders are pricing in a firmer Fed for longer.

Mortgage bonds took the hit. The UMBS 6.0 coupon is down 0.68 points at 97.83, which means rate sheets are likely to be repriced worse than yesterday's two week low. Yesterday's modest gains ahead of the report have been erased.

With inflation accelerating rather than cooling, the market is leaning toward a Fed that may need to stay restrictive, even as one Fed official suggested yesterday that a hike in 2027 may not be required. Traders are not buying that message this morning. Until yields stop making fresh highs, the path of least resistance for rates is higher.

Today's News and Market Impact

The key story is the CPI report. Consumer prices rose 0.6% in September and the annual rate is now 3.7%, hotter than the market wanted and moving the wrong direction. That sent the 10 year yield up to 5.303% and pulled the UMBS 6.0 coupon down 0.68 points to 97.83. The 2s/10s spread sits at 37.8 basis points, so the curve is steepening on the back of inflation worries rather than growth worries. Higher borrowing costs are also pushing more borrowers toward riskier loan structures as affordability erodes. For anyone with a closing date on the calendar, today is a day to protect the rate you have.

Benchmarks

10 Year Treasury: 5.303% ▲ up 8.5 bps

UMBS 6.0 Coupon: 97.83 ▼ down 0.68 pts

2s/10s Spread: 37.8 bps

Lock or Float?

15 Days: LOCK. Inflation just came in hot and yields are at fresh highs. There is no reason to risk further repricing with a closing this close.

30 Days: LOCK. No confirmed bottom in yields. A single soft data point will not undo a 3.7% annual inflation reading, so secure your rate.

30-45 Days: LOCK. Active selloff with no confirmed reversal. Floating here is a bet that yields turn around without any evidence yet.

45+ Days: LOCK. Until yields show a genuine bottom, lock early and keep the option to review if the market improves materially.
