Mortgage Market Update: Tuesday, October 13, 2026

Bond markets reopened this morning after Monday's Columbus Day closure with a stronger start. The 10 Year Treasury yield is 5.214%, down 2.7 bps, and UMBS 6.0 is up 0.15 to 98.41. Lower energy prices are doing most of the work, as oil retreats despite stalled US and Iran negotiations.

Context matters here. Friday's close of 5.24% on the 10 Year was near the highest level since 2002, and Freddie Mac's weekly average 30 year rate rose for a seventh straight week to 7.40%. A few bps of relief this morning is a bounce inside a rough trend, not a confirmed bottom.

Data and events this week keep the risk high. Existing home sales rose 1.5% in September, and ADP's weekly read showed private employers adding an average of 24,750 jobs per week. Fed Governor Waller speaks overnight. Tomorrow at 8:30 AM ET brings September CPI, with headline inflation expected near 3.6% to 3.7% year over year and core at 0.2% on the month. A 0.3% core print would put a Fed hike back in play. PPI and retail sales follow Thursday, and the Fed blackout begins Saturday ahead of the October 28 decision.

Today's News and Market Impact

The key story today is energy. Oil prices are pulling back, which is easing inflation worries and giving Treasuries and mortgage bonds a lift after the long weekend. The 2 Year yield is 4.802%, the 10 Year is 5.214%, and the 30 Year is 5.564%, so the curve remains positive with the 2s/10s spread at 41.3 bps.

The catch is that one soft energy morning does not offset a market that has been hitting fresh multi year yield highs. Traders are watching tomorrow's CPI closely. A hot number could erase today's gains quickly, while a soft one would help but would still need follow through before anyone could call a bottom.

Benchmarks

2s/10s Spread: 41.3 bps

Lock or Float?

15 Days: LOCK. You are close to closing and CPI lands tomorrow morning. Protect your rate now rather than gamble on a number that can swing pricing in either direction.

30 Days: LOCK. Event risk is heavy with CPI, PPI and retail sales this week and the Fed decision on October 28. Today's bounce is a single data point, not a trend.

30-45 Days: LOCK. Yields are still near multi year highs with no confirmed bottom. Wait for a genuine reversal before floating.

45+ Days: LOCK. Even for longer horizons, the trend is still higher in yield. Floating is a bet on a turn that has not shown up yet.
